Every house has a list. The towel bar that pulled out of the wall, the door that will not latch, the dripping spigot, the light that flickers, the cabinet door hanging by one hinge. None of them is worth a call on its own, which is why they pile up for a year. The way to get rid of the pile is one visit with a good list. Here is how to write one so the visit clears everything.
Walk the house with your phone
Go room by room, including the garage, the porch and the yard, and photograph every problem. Two things happen: you find items you had stopped seeing, and you now have a picture to send along with the list, which lets us bring the right parts.
Write each item as what is wrong and where, not what you think the fix is. 'Bathroom door does not latch' is better than 'need new door knob', because the fix is usually the strike plate, not the knob.
What belongs on a handyman list
- Doors and windows: sticking, not latching, loose hinges, missing weatherstripping, a screen that needs replacing, a lock that is stiff.
- Walls and trim: nail pops, small holes, cracked caulk, loose baseboard, a section of trim that needs painting.
- Plumbing: dripping faucet, running toilet, slow drain, loose toilet, a spigot that leaks, a shower head that needs replacing.
- Electrical fixtures: a light fixture or fan swap, a dead outlet, a switch that needs replacing, a dimmer install.
- Mounting and hanging: TV, shelves, mirrors, curtain rods, grab bars, a heavy picture, a towel bar that pulled out.
- Exterior: loose railing, a rotten piece of trim, gutter downspout extension, a mailbox post, a gate that drags.
- Small installs: a video doorbell, a smart lock, a smart thermostat, a new faucet, a garbage disposal.

Have the parts, or tell us to bring them
The single biggest time sink on a punch-list visit is a trip to the store for a part that was not on the truck. Two ways around it:
- Buy the finish items yourself if you care about the look: the faucet, the light fixture, the door hardware, the towel bars. Have them in the house, in the box, on the day.
- Tell us what you need brought for the functional items: a toilet fill valve, a switch, a dimmer, caulk, a door strike, screen material. Send the photos and we stock the truck for your list.
Clear the work areas
Move what you can away from the areas on the list: clear under the sink, take things off the shelf that is coming down, move furniture off the wall that is getting patched. It is not a big deal if you cannot, but every ten minutes not spent moving a dresser is ten minutes on the next item.
Order the list
We will usually sequence the jobs ourselves so that anything that needs to dry, cure or be painted goes first, and the fast items fill the gaps. But if you have priorities, say so: what has to get done today, what would be nice, and what can wait for a second visit if it comes to that.
What a good visit looks like
You send the list with photos. We confirm what we are bringing and roughly how long it will take. On the day, we work the list top to bottom, tell you if anything turns out to be bigger than it looked, and leave you with the list checked off and the areas cleaned up. Questions we get
Is there a minimum number of items?
No, but the value of a handyman visit goes up sharply with the length of the list. One dripping faucet is a call; a faucet, two doors, a fixture and a toilet is a morning that fixes the whole house.
What if something on the list is beyond handyman work?
We tell you, we do not start it, and we talk about what it actually needs. A rotten deck post or a water heater that is done gets its own plan rather than a patch.
Can I add items on the day?
Yes. People always find one more thing once we are there. If we have the parts and the time, it goes on the list.
