Rental Property Maintenance in Newnan: What Landlords Should Handle

Rental maintenance is a different discipline from maintaining the house you live in. You are not there to notice the small problem, the tenant has no incentive to report it, and every deferred item compounds into turnover cost.

The economics

The reason preventive maintenance pays on a rental is not sentimental. It is that:

  • Tenants do not report problems early. A slow leak under a sink gets reported when the cabinet floor collapses, not when it starts.
  • Vacancy is the real cost. A unit down for three weeks of repairs costs more than the repairs.
  • Emergency work costs more than scheduled work, and it always arrives at an inconvenient time.
  • Good tenants leave properties that are not maintained, and tenant turnover is expensive.
  • Deferred items compound. A failed gutter becomes a rotted fascia becomes a wall repair.

Preventive items that pay for themselves

  • HVAC service twice a year. The single highest-return item. A failed AC in a Georgia July is an emergency call at emergency rates, and tenants have limited patience for it.
  • Filter changes. Do not rely on tenants. Either service them yourself on a schedule or supply filters with a reminder.
  • Condensate line treatment. A clogged line above a finished ceiling is the classic expensive rental failure.
  • Gutters twice a year, more with pines.
  • Water heater flush and age tracking. Know how old every one is and replace proactively rather than after a flood.
  • Caulk and exterior paint maintained, because that is what keeps water out of wood.
  • Crawlspace inspection a couple of times a year.
  • Dryer vent cleaning — a fire risk you carry as the owner.
  • Smoke and CO detector testing, which is a legal and liability matter, not an optional one.

Between tenants is when to do the work

The vacancy window is the only time real work is easy. Use it:

  1. 1Full walkthrough with fresh eyes, ideally with photos as a condition record.
  2. 2Paint. Cheapest way to reset a unit and it is far easier with nobody in it.
  3. 3Address everything on the deferred list. Access will not be this easy again.
  4. 4Deep clean, including carpets and appliances.
  5. 5Rekey the locks. Every time, without exception.
  6. 6Test everything — every outlet, every fixture, every faucet, every appliance, the HVAC in both modes.
  7. 7Check the water heater, panel and crawlspace.
  8. 8Photograph the finished condition for the next tenancy's records.

Making it easy for tenants to report problems

Most expensive rental repairs were cheap repairs that nobody mentioned.

  • Give tenants a simple, low-friction way to report — a number or a form, and respond to it.
  • Tell them explicitly what to report immediately: any water, any burning smell, any electrical issue, any HVAC failure.
  • Show them the water shutoff at move-in. Where it is, and how to turn it.
  • Respond quickly to small reports. Tenants who get ignored stop reporting, and that is where the real cost comes from.

What is worth durability spending

On a rental, choose materials for maintenance rather than for appearance:

  • LVP flooring over carpet in traffic areas — it survives tenants and cleans up.
  • Satin or semi-gloss paint on walls, which washes.
  • Solid-core or quality hollow doors rather than the cheapest available.
  • Standard, replaceable fixtures so parts are available in five years.
  • Frost-free hose bibs, so a freeze does not become a burst pipe inside a wall.
  • Simple landscaping that survives neglect.
