Paint is the cheapest way to change how a house feels and the easiest thing to do badly. The failures are rarely about the colour. They are about sheen selection and about prep.
Sheen decides durability
Sheen is how much light the finish reflects, and it correlates directly with how washable and how forgiving the paint is.
- Flat / matte. No shine, hides wall imperfections best. Marks easily and is difficult to clean without burnishing. Ceilings, and low-traffic adult bedrooms.
- Eggshell. Slight sheen, moderately washable. The general-purpose interior wall choice for living rooms, dining rooms and bedrooms.
- Satin. More sheen, genuinely washable, stands up to scrubbing. Hallways, kids' rooms, laundry rooms and family bathrooms.
- Semi-gloss. Noticeably shiny, very durable, moisture resistant. Trim, doors, cabinets and bathrooms.
- Gloss. Highest sheen and hardest finish. Doors and accent trim; too reflective for walls.
The trade-off runs in one direction: the higher the sheen, the more durable and washable, and the more it highlights every flaw in the wall. A high-sheen paint on a wall with a bad patch job makes the patch more visible, not less.
Prep is most of the job
Painters charge for time, and most of that time is not spent painting. Skipping prep is how a paint job that looked great in week one looks bad in month six.
- 1Clean the walls. Dust, cooking grease in kitchens, and hand oils around switches all prevent adhesion.
- 2Repair. Fill nail holes, patch dents, address drywall damage. Sand flush.
- 3Caulk. Gaps at trim, baseboards and corners. This single step is the largest visual difference between an amateur and a professional result.
- 4Sand glossy surfaces so the new coat has something to grip.
- 5Prime. Bare drywall, patches, stains, and any dramatic colour change need it.
- 6Protect. Floors, furniture, fixtures. Cutting corners here costs more than it saves.
When you must prime
- New drywall or bare joint compound — it absorbs paint unevenly without primer, and patches show through as dull spots.
- Water stains, smoke or tannin bleed — needs a stain-blocking primer, not a regular one. Latex over a water stain lets it bleed straight back through.
- Dark to light colour changes — cheaper than three coats of finish paint.
- Glossy existing finishes.
- Bare wood or metal.
Two coats, always
Single-coat coverage claims assume ideal conditions and similar colours. Two coats gives you even sheen, true colour and the film thickness that makes paint durable. A one-coat job is visible in raking light and it wears through sooner.
Room by room
Kitchen
Satin or semi-gloss on walls — grease cleans off. Semi-gloss on trim. Consider a scrubbable formulation behind the range.
Bathroom
Satin or semi-gloss, moisture-resistant. Ensure the exhaust fan is actually vented outside, not into the attic, or no paint will solve the problem.
Bedrooms
Eggshell for most, flat if you want the softest look and traffic is low.
Hallways and stairs
Satin. These take the most contact of any surface in the house.
Ceilings
Flat, and specifically ceiling paint — it is formulated to spatter less and to hide the imperfections that raking light from windows exposes.
Trim and doors
Semi-gloss. Use a paint formulated for trim; it levels better and leaves fewer brush marks.
What actually makes paint last
- Quality paint. The difference between budget and premium is pigment load and binder quality, and it shows in coverage and in how the finish holds up to washing.
- Correct sheen for the room.
- Real prep.
- Two coats.
- Proper conditions — paint does not cure well in high humidity, which in Georgia means running the air conditioning while you work.
- Adequate dry time between coats. Rushing the second coat lifts the first.
